It has been our experience from managing rental properties that many owners have similar questions regarding property management services. Therefore we’ve put together a list of frequently asked questions:

  1. What services do you provide?

    Priority One is a full service management company. We handle everything pertaining to your rental property. We access rent amounts, we coordinate repairs, place ads, meet and screen prospective tenants, place a tenant in the home, provide a monthly statement and surplus check to the owner, annual tax statements and maintenance inspections. We also provide 24-hour emergency repair service and free internet advertising including interior and exterior pictures of your rental home.


  2. What are your fees for management services?

    We charge an initial start-up fee and then a percentage fee of the monthly rent receipts. No percentage fee is charged until we place a tenant in your home! There are no other hidden or add-on fees to maintenance charges.

  3. How do you select a tenant?

    Each prospective tenant will receive a screening criteria form along with their application. Each person over 18 years of age will pay a screening fee. They will be screened in the following areas; credit, public record, employment, and previous rental history. We screen very thoroughly in all areas.

  4. Do I have to pay for every repair?

    When a tenant reports a repair or we discover a repair need during an inspection we first determine the possible cause. From there we determine which party is responsible. If damage was caused by the tenant then they will be billed for the cost to repair automatically. If there is a repair need due to normal wear and tear then we will coordinate the repair and pay for it out of the owners account. The owner will receive a copy of all invoices paid with their monthly statement.


  5. How do I get the management process started?

    Priority one can meet with you by appointment at your rental home for a free consultation. We have a Management Services Contract that we can review with you at the time of that appointment. We can also discuss any issues specific to your home and customize our management agreement with you. You can contact us by e-mail or phone to get this process started!
